Location

Market

Corporate Facilities / Structured Parking / Existing System Rehabilitation

Service

Fire Protection Assessment, Sprinkler Replacement Design and Construction Administration

The headquarters parking garage of a national beverage company in Burlington, Massachusetts is a four-level structure totaling approximately 200,000 square feet. Extensive corrosion and recurring leaks in its dry sprinkler systems called for an assessment of the deterioration and a focused rehabilitation strategy.

Working with a food services and facilities management provider, Engineering Fire Protection, LLC (EFP) inspected the dry piping with an internal camera and reviewed system records, drainage, and field conditions. EFP identified the cause of internal corrosion, with exterior condensation and coating deterioration contributing to damage. The resulting design addressed drainage improvements, nitrogen air supply, protective coatings, and replacement piping, supported by hydraulic evaluation and specifications.

EFP identified the affected areas and developed a targeted replacement plan: replacement of dry-system piping on the lower three levels and selective repairs on the fourth, where much of the piping remained serviceable. This approach helped the facilities management team and owner address the corrosion mechanisms while avoiding unnecessary replacement and selecting a more cost-effective solution. EFP also provides construction administration, including contractor shop drawing review, site observations, and responses to contractor requests for information (RFIs).
