The Station Landing hotel project in Medford, Massachusetts is a dual-brand Marriott hospitality development that later became the Fairfield by Marriott Boston Medford and TownePlace Suites by Marriott Boston Medford. The project involved a nine-story high-rise hotel building with guest rooms, extended-stay suites, lobby and market areas, fitness and business amenities, breakfast/lounge areas, kitchen, laundry, and back-of-house support spaces. With approximately 80,000+ square feet of hotel space, the project required a carefully coordinated fire protection design to support both Marriott brand standards and local code requirements.

Engineering Fire Protection, LLC provided fire sprinkler system design and design-build coordination services for the project. EFP’s scope included sprinkler system layout, hydraulic calculations, construction coordination, permit support, PE sign-and-seal support, stocklisting, and construction-phase design assistance. The design covered the hotel’s public spaces, guest room floors, commercial/support areas, kitchen, corridors, shafts, and other high-rise building components.

A key part of EFP’s value was developing a practical high-rise sprinkler approach using high-pressure and low-pressure system zones. This strategy helped balance the pressure demands of the upper floors with the needs of the lower-level public and support areas, while reducing unnecessary equipment footprint, piping complexity, and construction cost. By coordinating sprinkler layout, hydraulic performance, and constructability early in the design-build process, EFP helped the contractor deliver a cost-effective fire sprinkler system suitable for a complex high-rise hospitality project.
