Fire Sprinkler Due Diligence & High-Piled Storage Feasibility Review

Real Floors evaluated the potential acquisition of an existing warehouse property in Orlando, Florida for future warehouse and distribution operations. The project involved a 45,000 sqft industrial building where the client needed to understand whether the existing fire protection infrastructure could support planned storage operations, including potential pallet racking and high-piled storage.

Engineering Fire Protection, LLC provided fire sprinkler due diligence consulting to help the client assess the property before moving forward with acquisition and operational planning. EFP reviewed the existing building and fire sprinkler system conditions, coordinated fire flow test, evaluated the feasibility of supporting higher-storage warehouse use, and identified the likely fire protection upgrades that would be needed for future operations.

EFP’s work helped the client understand the limitations of the existing sprinkler system, the general feasibility of a modern warehouse sprinkler upgrade, and the potential cost and construction implications associated with future high-piled storage, like the addition of a fire pump system or underground pipe replacement. This early-stage fire protection review gave the client a clearer picture of acquisition risk, helped inform business planning and budgeting, and supported more confident decision-making before committing to the property.
